Angela Cohen North NJ Real Estate

The Judith Daniels Team · Prominent Properties Sotheby's International Realty

Your move out of the city, handled like a launch.

I'm Angela Cohen. I help families move from Manhattan and Brooklyn to the North NJ suburbs within about 45 minutes of the city — and I bring twenty years of retail merchandising to the way I prepare, position and price a home.

Who I am

A merchandiser's eye, a neighbor's knowledge.

Before real estate I spent more than twenty years as a fashion merchandising executive, most recently as a Vice President of Merchandising. My job was to understand what makes a product desirable — how to present it, how to price it, and how to make people want it before they walk in the door.

That is the same work a seller needs. A house is a product with one chance at a first impression, and how it is prepared and positioned in its first two weeks on the market usually decides what it sells for.

I'm a Cornell graduate and a Long Island native, and I've lived in Millburn for more than fourteen years. My children have gone through these schools. When I tell you what a street is like at 7:40 on a Tuesday morning, I'm not reading it off a spreadsheet.

How I can help

Two ways this usually starts

For sellers

You're selling, and you want the number to be right.

We start with the comps, honestly. Then we decide what to fix, what to leave, and how to present the house so it reads as the obvious choice in its price band. I'll tell you what I would do if it were mine.

For buyers

You're leaving the city and you don't know where to land.

Most of my buyer clients start with a commute question and end up somewhere they hadn't considered. I'll walk you through the trade-offs — train line, schools, downtown, lot size, taxes — before we ever look at a house.

Moving from Manhattan to the NJ suburbs

The question I get more than any other isn't about a house. It's "where should we actually live?" The answer depends on which train line you're on, what you need on a weekday morning, and what you're willing to trade for it.

I wrote this guide to answer it honestly, town by town, including the parts that don't flatter every town.

Common questions

Questions I'm asked most

Who is Angela Cohen?

I'm a real estate advisor with The Judith Daniels Team at Prominent Properties Sotheby's International Realty in Short Hills, New Jersey. I'm a Cornell graduate and a Long Island native, and I spent more than twenty years as a fashion merchandising executive before moving into real estate. I've lived in Millburn for over fourteen years.

What towns do you serve?

Essex, Union and Morris Counties in North Central New Jersey, with a focus on towns within roughly 45 minutes of New York City. My primary listing markets are Short Hills, Millburn, Summit, Chatham, Madison, Westfield and Livingston. I also work with buyers in Maplewood, South Orange, West Orange, New Providence, Berkeley Heights, Cranford, Scotch Plains, Fanwood and Springfield.

Which NJ suburbs are within 45 minutes of NYC?

The Midtown Direct line runs direct service from Manhattan to several North NJ towns, including Millburn, Short Hills, Maplewood, South Orange, Summit, Chatham, Madison and New Providence. Depending on the station and the service pattern, those sit roughly 30 to 50 minutes from New York Penn Station. Towns without Midtown Direct service, like Livingston and Cranford, usually involve a transfer or a drive to a direct station.

Why do families move from Manhattan to Millburn–Short Hills?

Mostly space, schools and the commute — in that order, though the order changes once people have children in school. Millburn–Short Hills offers houses with yards, a walkable downtown, the Paper Mill Playhouse, and access to the South Mountain Reservation, while keeping a Manhattan commute practical on the Midtown Direct line.

What's the difference between Millburn and Short Hills?

Short Hills is a neighborhood inside Millburn Township, not a separate town. Millburn Township contains both the Millburn and Short Hills sections and runs a single school district. The Short Hills section is generally associated with larger lots and higher price points; the Millburn section includes the walkable downtown along Millburn Avenue.
