Where I work
Essex, Union and Morris Counties — the towns within roughly 45 minutes of Manhattan. I concentrate on the places I actually do business rather than claiming a territory I don't cover.
Primary markets
Where I list and market homes
These are the towns where I have the deepest transaction experience and where I invest in market data. If you are selling, start here.
Short Hills
The top of this market. Large lots, direct Midtown Direct trains, one school district shared with Millburn.
Millburn
Downtown on Millburn Avenue, the Paper Mill Playhouse, and a direct train to Manhattan.
Summit
Union County's strongest commute-and-downtown combination, with a broad price range.
Chatham
Chatham Borough and Chatham Township are separate towns with separate governments and tax rates.
Madison
Drew University, a real downtown, and Midtown Direct service.
Westfield
A big, active downtown and a broad market, but most service to Manhattan requires a Newark transfer.
Livingston
Larger lots and newer housing stock, with a commute that means driving to a station or a transfer.

Where I work with buyers
I work across these towns primarily with buyers. I have written each page honestly, including where a $2M budget sits at the very top of the market rather than in the middle of it.
Maplewood
Victorian village character, its own downtown, and a jitney to the station.
South Orange
Seton Hall University, a walkable village center, and Midtown Direct trains.
West Orange
A large township with a wide range of housing and price points.
New Providence
A small Union County borough with direct train service.
Berkeley Heights
Suburban Union County with train access and larger lots.
Cranford
A walkable downtown along Cranford Avenue and a Raritan Valley Line station, without Midtown Direct.
Scotch Plains
Residential Union County, with Fanwood station nearby.
Fanwood
A small borough with its own train station.
Springfield
Central Union County with a wide range of housing.
Why the two tiers? Spreading thin, near-identical content across seventeen towns makes a site less useful in every one of them. Concentrating depth where I actually work — and being straight about the rest — serves you better than pretending I am equally present everywhere.

Whether you're two years out or listing next month, a conversation costs nothing and usually clarifies more than a search ever will.
