2. What this site is
This website provides general information about real estate in Essex, Union and Morris Counties, New Jersey, and offers a way to contact Angela Cohen. It is an informational site and a lead-capture mechanism. It is not a property listing service, an appraisal service, or a source of legal, tax or financial advice.
3. No agency relationship is created
Submitting the contact form, calling, or emailing does not create an agency relationship, and no fiduciary duty arises. A real estate brokerage relationship is formed only when a written agreement has been signed by you and the brokerage.
Nothing on this site should be treated as a solicitation of properties already listed with another brokerage.
4. Accuracy of information
Market data, tax rates, train schedules, school information and similar content on this site are provided for general information. They change frequently and may contain errors or become out of date.
We make no warranty as to accuracy, completeness or currentness. You should independently verify any figure before relying on it, using the primary sources named on the relevant page — NJ Transit, the municipal tax collector, the county board of taxation, or the New Jersey Department of Education.
5. No appraisal and no comparative market analysis
Nothing on this site is an appraisal. No content here should be considered an appraisal or the equivalent of one.
If you request a written comparative market analysis, it will be provided separately and will state that it is not an appraisal and should not be considered the equivalent of one.
6. Property information
Property information, where shown, is deemed reliable but is not guaranteed. It is subject to errors, omissions, change of price, prior sale, and withdrawal without notice. Any property advertisement on this site specifies the municipality in which the property is located.
A property will not be described as "sold," and no participation in a sale will be claimed, until a closing has occurred at which title transferred. Between contract and closing, a property is described as "under contract."
